IT for office buildings and business parks.
Operators of office buildings run a small technology company without calling it one: building systems, tenant services, access, connectivity, a service desk and reporting to owners. We take on the IT side — from tenant portals and service-request systems to the security of everything that is connected.
Building and technical systems
Building management (HVAC, lighting, lifts, metering) from several vendors, each needing a secure network segment, remote access for the vendor and a way to get data out.
Access and visitors
Access control, visitor registration, parking and deliveries — with tenant lists that change every month.
Tenant services
Requests, meeting-room bookings, announcements, documents and invoices — today often by e-mail and phone.
Operations
Service requests, contractor management, planned maintenance and inspections, with evidence for owners and insurers.
Reporting
Occupancy, energy, costs and service levels for owners, tenants and ESG reporting.
Connectivity
Shared internet, Wi-Fi in common areas and tenant onboarding — coordinated with carriers and installers.
Tenant portal and service desk
- One place for requests, bookings, documents and announcements
- Requests tracked to closure and visible to the tenant
- Integrated with ticketing and contractor management
Integration
- Building systems, access control and metering connected to the portal and to reporting
- Tenant lists synchronised with access and visitor systems
- Accounting and property-management software linked, so data is entered once
Security
- Segmentation of building networks from tenant networks
- Secure remote access for vendors, with MFA and logging
- GDPR for visitor, access and camera data: retention, access, documentation
- Monitoring and backups for the building’s own systems
Cloud and hosting
- Portals, dashboards and data platforms hosted in the EU and managed
- Data from building systems collected for energy and ESG dashboards
Managed IT for the operator
- Service desk, Microsoft 365, devices and identities for the operator’s own staff (see Managed IT)
Coordination
- Specification and coordination of carriers, installers and system vendors; we do not sell hardware or lay cables
Survey weeks 1–2
Systems, vendors, networks, data flows, access rights and risks recorded for one building.
Quick wins weeks 3–6
Remote access secured, MFA, backups verified, network segmentation where missing, documentation.
Portal or integration project months 2–5
Tenant portal, service desk or the integrations that remove the most double entry — specified, built and launched.
Operation monthly
Monitoring, patching, support for tenants and staff, reporting to owners.
Do you install the access control or the network?
No. Vendors and installers do; we design the software layer, the network segmentation and the integration, coordinate the installers, and run the result.
Can our tenants use you as well?
Yes. Tenant companies often engage us separately for managed IT, under their own contract and with their data kept apart.
We have several buildings.
A standardised set-up per building with central reporting is the usual approach for portfolios; the survey of the first building becomes the template.
Property management companies
